Design

What is it: Planning permission is required to build, demolish, or alter your property.

What is Involved: To obtain this, you need to submit detailed drawings and information about your proposed changes.

What happens: Once your design proposal is ready, you will submit existing and proposed drawings, and in some cases, additional reports such as a flood risk assessment and design + access statement. The decision process typically takes 8-13 weeks.

Do I need it: Planning permission is essential unless your project falls under permitted development. We will guide you through the process, explaining the steps before and during the design phase.

Planning

What is it: Building regulations ensure that your construction complies with current standards for safety and quality.

What is Involved: You need to provide technical drawings and specifications that demonstrate adherence to these regulations.

What happens: You will submit an application (there are three types), undergo site visits by a Building Control Officer during construction, and receive a final certificate of compliance.

Tender information: This provides a detailed breakdown for accurate cost estimation by a cost consultant or tendering builders, ensuring you gain a clear understanding of your project's build costs.

Building Regulations + Tender Information

What is it: Project management encompasses Building Contract Administration and Tender Administration.

What is Involved: This process includes providing clear technical information and specifications for competitive tendering and cost analysis. It ensures that contracts are fair and equitable for both parties. Additionally, it involves overseeing the project's implementation on-site, conducting regular site visits, and addressing any unforeseen issues that arise.

What happens: Site inspections are conducted throughout the construction phase, up to project completion. These inspections ensure that the work aligns with the agreed-upon standards and specifications.
