One of the most fascinating aspects of working on older buildings is uncovering the hidden layers of their construction history, and Holnest Farmhouse has certainly provided its share of surprises since works began on site.

As demolition and opening-up works have progressed, several unexpected conditions have been revealed within the existing structure, requiring ongoing coordination between the project team.

Among the most significant discoveries has been the condition of a number of concealed structural timbers. In several locations, historic water ingress and age-related deterioration had resulted in areas of rot that were not visible during the design and survey stages. While this is not uncommon in buildings of this age, it highlights the unpredictable nature of refurbishment projects involving traditional construction.

Another particularly interesting discovery was the exposure of the existing concrete ring beam and lintel arrangement, which had originally been assumed to be formed as separate structural elements. Once opened up on site, it became clear that these components had in fact been cast together as one continuous solid concrete element, a detail that significantly influenced how alterations and structural works could safely proceed.
