Planning approval secured at 24 De Freville Avenue, Cambridge.

We are pleased to confirm that planning permission has been granted for the subdivision and sensitive adaptation of a detached dwelling at 24 De Freville Avenue, located within a designated Conservation Area in Cambridge.

The proposals sought to carefully divide the existing house into two self-contained dwellings, supported by modest external alterations and revised access arrangements. From the outset, the design process focused on working with the existing building fabric rather than introducing wholesale change.

Given the site’s Conservation Area designation and the presence of mature trees within and around the plot, particular attention was given to townscape character, landscape impact, and long-term tree retention. The scale and placement of the proposed front extension were informed by the existing massing, ensuring the development remains visually subordinate within the wider street scene.

The approved scheme includes the conversion of the existing garage to form part of a new dwelling, a small front extension, rooflights to support internal daylighting, and the introduction of a new permeable off-street parking space designed to protect nearby tree root systems through a no-dig construction approach.

The planning application was supported by arboricultural and ecological assessments, alongside a Biodiversity Net Gain statement. The proposals were developed to minimise environmental impact, with opportunities identified for biodiversity enhancements.
